Next steps
- Consultation feedback Your feedback — from this in-person consultation and the online version — will be gathered and used to shape the final Outline Planning Application. This will be submitted to North Herts Council later this autumn.
- Formal consultation Once submitted, the Council will run its own formal consultation. This will be your opportunity to comment on the submitted plans directly.
- Council review The plans and all consultation feedback will be reviewed by the Council, alongside input from a range of stakeholders. This process is expected to take 9–12 months.
- Legal Framework During this time, an initial framework will be developed to outline the timing and funding of key amenities — including schools, the health centre, green spaces and more — to ensure they are delivered alongside new homes.
- Planning Committee decision Following review, the Planning Committee will consider the application and decide on the next steps.
While this is underway, the team will be developing a Design Code to ensure the delivery of consistent, high-quality homes and green spaces within the development. They will also begin identifying construction routes and the first phase of development. All of these elements will then need to be approved through further consultation and planning consents.
